Hi all,

 

New to the forum - can anybody give me some info on Clifton lakes please? 
 

had a walk around today, zero life - nobody around, I take it it’s just been left for a while (by the looks of the swims am presuming) 

can anybody give me some history on it please? Size of fish? Any fish left? Lakes down the bank looks beautiful. 
 

who owns the place?

"Clifton Lakes is a former commercial fishing complex extending 42.4 acres (17.1 Ha) with a total of 8 coarse fishing pools. The site borders the River Avon and has direct access onto the A5.

Location
The site is located directly off the A5, with excellent road links to the M1 (J.18 - 4 miles) and the M6 (J.01 - 3 miles). Situated on the outskirts of the town of Rugby (3 miles) Clifton Lakes is approx. 1 mile from the village of Clifton Upon Dunsmore.

Clifton Lakes Fishery
The fishery was originally created in the 1980s in a joint project between the site owner and Seven Trent Water as part of wider dredging works to the River Avon. The fishery was then run as a commercial coarse fishery on a day ticket basis. The site has been fished by a small syndicate in recent years.

The fishery comprises a total of 8 pools, ranging in size from 0.6 acres to 7.8 acres. The specimen lake is the largest water body on the complex with two islands and a number of bays. The fishery is bordered by the River Avon for approx. 0.5 miles.

The site has good internal access roads, with vehicular access to most of the pools. There are designated car parks and ample parking across the fishery. Located in the centre of the property is a static caravan and portacabin, which could be replaced.

Improvements
The site has not been actively managed for a number of years and marginal vegetation has encroached into a number of pools. Works which are likely to be required as a minimum include; the removal or management of aquatic weed and marginal vegetation, tree management, otter fencing and swim improvements. Some of the pools may also require restocking.

Services
No mains services are connected.

Lease Terms
The site is to be let on a minimum term of 10 years (longer term lease will be considered), on full repairing and insuring terms.

Permitted use:- The tenant will have flexibility to manage the fishery on a day ticket or other basis, including ancillary or associated uses.

Demise:- The demised premises contained within the lease extends to approximately 42.4 acres as edged red on the attached plan.

Landlord's Rights Reserved:- The landlord to reserve a right of access at all times to the area hatched blue on the lease plan, which is specifically excluded from the demised premises.

Rent:- Offers invited.

Management Plan:- To accompany proposals for the rent, prospective tenants should submit a business/management plan detailing the following:

1). Intended use
2). Proposed works including timescales
3). Any relevant background/experience

Assignment and Subletting:- Subletting will not be permitted. Assignment subject to landlord's prior written consent of the whole of the demised premises.

Security of Tenure:- The lease to specifically exclude all security of tenure provisions relating to the Landlord and Tenant Act 1954 part II.

Legal Costs:- Each party will be responsible for their own legal costs.
