Shall i rent my lake out privately? Sussex

Hi folks, looking for advice. I have a small lake, approx 2/3 acre in East Sussex, which I know contains carp as I have seen them! It's very picturesque, quiet and private, in it's own field.

Do people rent out fishing lakes privately? I could only offer it to one person or a small group of friends, and access would have to be within strict parameters (no night fishing, no guests without prior permission)

Can anyone advise if they have heard of this type of arrangement, and what the going rate might be? I guess i'd be looking for a monthly rental payment.

I'd be very grateful for your thoughts

Just give me a shout, Ill look fish present , we can come to an amicable agreement! Ive had this sort of arrangement a few times.

I was actually joking about some of it. 

But I rent out a 3 acre lake in Derbyshire to a single person who sublets, they get it for £1500 PA from myself.

Lakes are worth what's in them, if they contain 10 small carp they will be worth less than 100 small carp, but ten big carp will be worth even more.

I wont be back down to my property in Hamps before the summer and no doubt youll want something sorting by then. If you are serious and want to go ahead with something I can put you in touch with someone local.

Ok , is it 2 or 3 acres , is it fenced ? ,how secure is the venue ? and their is the  odd Carp in their . Not much to go on to be fair.

Looking at it as a Carp fisherie their would have to be a lease for X amount of years  , night fishing a must and access 24/7

At the end of the day without viewing the venue it’s all just guesswork and speculation .

Whereabouts in East Sussex are you? I'm in East Sussex myself and would be quite happy to come along and have a look (not fish!) to see how appealing it looks from an anglers perspective. Might be a long walk from any parking facilities, might be too overgrown/weedy/snaggy to fish??? 

As far as a possible income is concerned, a lot depends on what inhabits the lake. If there are some right old lumps in there you've got the makings of a much sought after syndicate, which could bring in a decent whack.

If it's just general "run of the mill" stuff, then you'd most probably be better off just renting it to a local angling club as a mixed fishery.

But either way, there would be a fair amount of work required. If it became a syndicate, who would bailiff it for a start? And a syndicate are going to want night access. Is that a definite "no no". Lots of questions remain unanswered.
