Apparently it's meant to be quite weedy, but that shouldn't be so much of a problem this time of the year. I would be interested to know how you get on, as I don't live to far away, but I think they have a 8 year waiting list. I think it's more of 'who you know' etc, but from what I do know its only about 1 yr as they like to keep it short. You know what rumours a like on syndicates. They tell you 8yrs to put people off!!
